Some firms build the shell — structure, facade, mains. Others do interiors — layouts and finishes. At the Shell & Core / Fit-Out junction, time and budget are lost: a main run does not match the distribution, a sprinkler does not fit under the finished ceiling, a re-layout requires re-approval. Neustadt closes this gap because it designs both layers itself.
Large general designers build the base but rarely go down to interior design. Design studios deliver a beautiful Fit-Out but are not responsible for structure, facade and mains. Combining both levels in one team — with a full documentation set, fire-safety expert review and an end-to-end BIM model — is something few can do. Neustadt has been doing it since 2008.
From foundation to final finish, one team is responsible for the project — with no disputes over whose fault an error at the boundary is.
The transition from mains to distribution, from base ceiling to designer ceiling, from general egress to block layout is designed from both sides at once. Clashes are resolved in the model, not on site.
Re-layouts, re-routing of fire-suppression and alarm systems, changes to escape routes — these are the bureau's core competence, not outsourcing: special technical conditions, NFPA, design supervision.

The line between Shell & Core and Fit-Out runs differently — depending on the type of building.
Structure, facade and roof, core with lifts, stairs and restrooms, lobby and common areas, main engineering up to the floor board and collector, sprinkler network under the slab. The floor is handed over as open space for a future tenant.
Workplace layout, offices, meeting rooms and kitchens, final finishes, distribution of power, lighting, ventilation and low-voltage to the actual plan, relocation of sprinklers and sensors to the layout, furniture and branding.
Structure, load-bearing and inter-apartment walls, facade and glazing in a unified look, roof, common areas, water-supply and sewer risers, heating units per the building design, power and low-voltage entries into the apartment, building-wide systems. The apartment is handed over as an empty volume.
Layout and partitions, final finishes, power and plumbing distribution within the apartment, kitchens and bathrooms within wet zones. Scope depends on the handover class — bare, pre-finished or finished.
