Shell & Core · Fit-Out

We design the whole building —
shell and interior

Neustadt runs the project at both Shell & Core and Fit-Out levels — with no seam at the boundary between them. A single line of responsibility from foundation to final finish.

The problem

A gap at the boundary of the layers

Some firms build the shell — structure, facade, mains. Others do interiors — layouts and finishes. At the Shell & Core / Fit-Out junction, time and budget are lost: a main run does not match the distribution, a sprinkler does not fit under the finished ceiling, a re-layout requires re-approval. Neustadt closes this gap because it designs both layers itself.

Why this is rare

The advantage of a single partner

Large general designers build the base but rarely go down to interior design. Design studios deliver a beautiful Fit-Out but are not responsible for structure, facade and mains. Combining both levels in one team — with a full documentation set, fire-safety expert review and an end-to-end BIM model — is something few can do. Neustadt has been doing it since 2008.

A single line of responsibility

From foundation to final finish, one team is responsible for the project — with no disputes over whose fault an error at the boundary is.

No seam at the junction of the layers

The transition from mains to distribution, from base ceiling to designer ceiling, from general egress to block layout is designed from both sides at once. Clashes are resolved in the model, not on site.

Fire-safety expertise where it matters

Re-layouts, re-routing of fire-suppression and alarm systems, changes to escape routes — these are the bureau's core competence, not outsourcing: special technical conditions, NFPA, design supervision.

End-to-end BIM

Shell and interior live in one model: the Fit-Out is designed with knowledge of the built-in loads, capacities and routes, not blindly on top of someone else's shell.

Two layers

What we design at each level

Shell & Core

The permanent part of the building for its whole life: structure, facade, core, common areas and main engineering up to connection points. Expert review and management up to handover.

Fit-Out

The replaceable fit-out for the user: layout, partitions, services to the actual arrangement, final finishes, fire-safety adaptation, furniture and equipment.

Ways of working

Together or separately —
to suit the client's needs

Full cycle

We run the project from shell to finished interior — one team, one model, a single responsibility at the junction of the layers.

A single task

Need only Shell & Core or only Fit-Out — we step in on our part: completing the base for future tenants or delivering the interior in a finished shell.

Design boundaries

How it splits by building type

The line between Shell & Core and Fit-Out runs differently — depending on the type of building.

Office buildings
Shell & Core

Structure, facade and roof, core with lifts, stairs and restrooms, lobby and common areas, main engineering up to the floor board and collector, sprinkler network under the slab. The floor is handed over as open space for a future tenant.

Fit-Out

Workplace layout, offices, meeting rooms and kitchens, final finishes, distribution of power, lighting, ventilation and low-voltage to the actual plan, relocation of sprinklers and sensors to the layout, furniture and branding.

Residential buildings
Shell & Core · developer's base

Structure, load-bearing and inter-apartment walls, facade and glazing in a unified look, roof, common areas, water-supply and sewer risers, heating units per the building design, power and low-voltage entries into the apartment, building-wide systems. The apartment is handed over as an empty volume.

Fit-Out · inside the apartment

Layout and partitions, final finishes, power and plumbing distribution within the apartment, kitchens and bathrooms within wet zones. Scope depends on the handover class — bare, pre-finished or finished. Facade, load-bearing elements and building risers stay unchanged; changing the layout in load-bearing walls is a re-layout subject to approval.

Hotel complexes
Shell & Core

Structure and facade, core with lifts and service shafts, roof, main engineering, the complex's fire-safety concept, lobby and common areas in base form, risers and mains brought to the rooms. Guest rooms and public areas are handed over ready for fit-out.

Fit-Out

Rooms (layout, bathrooms, finishes, furniture and equipment), restaurants, spa, conference areas and lobby, services routed to the actual room layout, fire-safety adaptation. The scope and quality of finishes are set by the hotel operator's standard.

Public buildings
Shell & Core

Structure, facade and roof, core and common areas, main engineering and the fire-safety concept, accessible environment of the building. Spaces are handed over ready for their future function.

Fit-Out

Fit-out to purpose — retail halls, office and cultural spaces, sports and educational areas: layout and finishes, services to the process technology, wayfinding and accessibility within the spaces. Key sections are the technology design for the specific function and fire-safety adaptation when the layout changes.

Some design the building. Others — the interior.
